The Space:
Welcome to Sunset Club Los Palos Ranch Estate, your private 5-acre, 3-home ranch retreat tucked behind the gates of Trilogy at Polo. Experience complete seclusion and breathtaking sunsets at this entertainer’s dream, designed for unforgettable moments with friends and family.
The heart of the property is the custom oversized pool and spa, surrounded by fire features and an expansive patio. The chef’s outdoor kitchen is perfect for a BBQ feast, complete with two gas grills, a pizza oven, and an outdoor bar. As evening falls, gather by the oversized wood-burning fireplace under the glow of string lights.
With three separate homes, your group will have plenty of space to spread out while staying connected. The estate features a total of 7 bedrooms and 6 bathrooms.

*** Property Note: Due to Coachella Valley water conservation measures, the north field beyond the barn is not watered. Guests will still enjoy over 3 acres of lush, golf-course quality grass.
Guest Access:
Guests will have exclusive and private use of the entire 5-acre estate, including all three homes—the Main House, Bunk House, and Barn House. This includes full access to the private pool, spa, outdoor kitchen, game areas, and all on-site amenities listed.
Please note: The main barn structure and a few smaller bungalows on the property are reserved for owner storage and are not accessible to guests.
The Neighborhood:
Located inside the 24 hour guard gated Trilogy Club, our estate and 5 other horse properties sit behind it's own secure set of gates. This is one of the most exclusive and private section of estates in the entire Coachella Valley. Great for biking, walking, and hiking while taking in panoramic mountain views and sunsets.
Getting Around:
Plenty of parking on site. Uber & Lyft available.

*** SECURITY DEPOSIT *** THE SECURITY DEPOSIT HOLD IS $2499 for reservations exceeding 30-days AND WILL BE PROCESSED 5 DAYS PRIOR TO CHECK-IN/ARRIVAL AND RETURNED 7 DAYS FROM THE DAY OF CHECK-OUT TO ALLOW POST INSPECTION OF PROPERTY FOR CLEARANCE OF CONDITIONS (Does not apply to Airbnb reservations)***
*** EARLY Check-in / LATE Check-out: *** We are happy to offer flexible arrival and departure times, when possible, for an additional fee of $25 per hour. Please request this service in advance.
***CANCELLATION POLICY:** Please be advised that a 5% service charge applies to all refunds to cover non-refundable credit card processing fees. Refer to the platform's cancellation policy for specific refund amounts and timelines. Because life is unpredictable, we strongly encourage all guests to purchase travel insurance to protect their investment. Once a reservation is confirmed, we offer guests the option to purchase travel insurance, which can provide coverage in the event of unforeseen circumstances.
Please note that we must adhere to our cancellation policy since the property is reserved exclusively for each guest, making it unavailable to others. If you have existing travel insurance through a provider or credit card, we recommend reviewing your coverage.

* 50% refund for cancellations made at least 30 days before check-in.
* No refund for cancellations made within 30 days of check-in.

*** ADDITIONAL CLEANING REQUIREMENTS for mid-term or extended stays: *** To maintain the exceptional condition of the home, reservations of 45 consecutive nights or longer require a mandatory mid-stay cleaning at $150.00 per service (linen laundering not included), in addition to the departure cleaning fee. If a mid-term reservation is extended and becomes subject to this requirement, the applicable cleaning fee(s) will be added accordingly and reflected on the guest's final post-checkout invoice.

Each home is professionally prepared before your arrival using enhanced cleaning and disinfecting protocols, EPA-registered products, and meticulous attention to high-touch surfaces and overall presentation. *** PET FEE: *** A non-refundable pet fee of $75 per pet is required for all stays with pets to cover additional deep cleaning.
*** OPTIONAL POOL / SPA HEATING: *** Optional pool heating is available for a fee per night and must be reserved for a minimum of 2 consecutive nights. Please provide at least 48 hours' notice before your arrival to ensure the pool is heated for your stay.

*** OUTDOOR MUSIC IS PROHIBITED PER INDIO ORDINANCE. Music that is played indoors must not be heard outdoors. City ordinance states that any music that is audible from the property line is a violation. People's noise during the day is permissible but must be measured and reasonable. Daytime is considered 8:00 am to 10:00 pm. ANY FINES RELATED TO CITY ORDINANCE VIOLATIONS WILL BE PAID BY THE GUEST.
**MAIL & PACKAGE DELIVERIES ***
Guests are welcome to have mail or packages delivered to the property during their stay; however, deliveries are made at the guest’s own risk. The host/owner is not responsible for any lost, delayed, or undelivered mail or packages.
Please note that the property’s mailing address is typically forwarded to an offsite location, which may cause delays or affect deliveries. Because of this, we highly recommend guests either hold their mail at the nearest post office or rent an Amazon Locker for a more secure and reliable option.
While we will do our best to assist if an issue arises, our ability to help retrieve missing items is limited and cannot be guaranteed.
